When a physical marker is gone, the paper trail becomes the next best thing.

Construction surveyors go back to recorded plats first. These documents show where boundary corners and reference points were originally set, along with distances and angles tying them together. From there, they pull any prior survey on file for the same property. Old survey ties often include measurements to nearby landmarks that still exist, like road intersections or building corners. 

Adjoining property corners help fill in the gaps too. If a neighboring lot still has its original monument intact, that point can serve as a known reference to work back from. By combining these sources, a surveyor can reconstruct a defensible starting location, one that would hold up if the boundary or control point were ever questioned later.

Once old records point toward a general location, surveyors need a modern way to confirm the exact position.

That’s where Kentucky’s network of Continuously Operating Reference Stations comes in. These are fixed GPS stations spread across the state that constantly track their own precise location. A surveyor’s GPS equipment can connect to this network and calculate a new point’s position with survey-grade accuracy, both horizontally and vertically. 

This matters because it removes the guesswork. The surveyor isn’t relying on a single nearby monument that may no longer exist or may have shifted slightly over time. Instead, the new control point gets tied to a stable, state-monitored reference system. That gives everyone on the project, from the contractor to the lender to the local building department, a reliable foundation to build from.

Verifying Recovered Control Before Staking Resumes

Finding one matching point isn’t the finish line. A responsible surveyor won’t trust a single recovered location and move straight to staking.

Instead, they check it against at least one other independent point. This might mean occupying the location with GPS equipment on two separate visits, or running a traditional ground traverse between the new point and a second known reference. If both methods agree within an acceptable margin, called closure tolerance, the point is considered solid.

If the numbers don’t match closely enough, the surveyor keeps checking rather than moving forward. This redundancy takes extra time upfront. But it protects the entire project from a mistake that could ripple through every stake set afterward.

Only once the control network passes these checks does the crew get cleared to resume staking.

What Missing Control Costs a Project in Time and Liability

A missing control point isn’t just a field inconvenience. It has real costs attached.

If it isn’t caught early, pour schedules can slip while crews wait on a corrected layout. Change orders can pile up if concrete or grading work has to be redone. Contractor disputes can follow, especially when different trades relied on different reference points without realizing it.

The cheapest time to deal with a missing control point is before mobilization, not after concrete has already been poured. A short site visit to confirm control before major work begins costs far less than reworking a foundation or regrading a pad that was built off the wrong reference. For property owners and developers, asking about control point status early is a simple way to avoid a much bigger bill later.
